Moving into a shared rented house or flat can be exciting and challenging. We will guide you through the process, understanding that this may be the first time you have done this. We continue that level of care throughout your tenancy.

 

Student Guide

Where do you want to be?

Bath student properties are mostly located in five areas, all of different character.

  • BA1/Central -

    In the heart of the city, just a few minutes walk to the main university bus links. Equally convenient for access to the Bath nightlife and city centre amenities including the famous Southgate shopping development and restaurants in abundance. Baths’ stunning riverside is also on your doorstep, along with historical buildings such as the Roman Baths.

  • Oldfield Park -

    The epicentre of Baths’ student living, always a hive of activity with excellent public transport links. As such, these properties usually go early so act fast if this is where you want to be.

  • Weston/Newbridge -

    Ideal for students studying at Bath Spa university, Weston/Newbridge is located across the river within close walking distance to the RUH (Royal United Hospital) and Locksbrook campus.

  • Twerton -

    Good value, with a main-stream supermarket (Lidl), coffee shop and Bath City FC. Students will generally find property to be of a lower value and generously sized. Conveniently situated for Bath Spa university students.

  • Bear Flat/Wellsway -

    On the outskirts of the city centre and lower priced. The area has its own facilities including pubs and local shops. Situated further up of the city, walking down to the centre & Oldfield Park is easy, walking up is slightly tougher!

Timing

The market for student lettings tends to run from November to February. Most properties are released in early November, and many are let quickly. Forming a group and securing a property is not something to rush into, but it is good to do it before November and decide on the area you want to live in. You should be prepared to act fast when you find a property you like. The typical tenancy runs from early July for an 11.5 month period.

Securing your property with Roman City

Once you've found your property, securing it with us is easy. We will issue application forms for you to complete and then produce an Assured Shorthold Tenancy Agreement for you to sign. We use a simple digital signing platform for submitting all relevant documents. We will require a UK based guarantor for student tenants, generally a parent or guardian, who will also sign the contract. The option to pay rent in advance is offered should a UK based guarantor not be available.

Inventory/Check in

Our third party inventory companies will carry out a full inventory and schedule of condition. By doing this we record the condition of the property immediately prior to the tenancy start date, as well as documenting the contents of the property. In nearly all cases, student properties are fully furnished and as a minimum include the following facilities/furniture:-

  • Washing machine
  • Fridge freezer
  • Cooker
  • Beds
  • Wardrobes
  • Desk and chair for each room
  • Sofa
  • Vacuum cleaner

Security Deposit

Once the application is formalised into an agreed tenancy and the contract is signed, we will request a deposit of one month’s rent. This will be registered with a Government approved deposit scheme and you will receive a deposit protection certificate containing your account details. Knowing that your deposit is legally protected ensures you have peace of mind that any proposed deductions at the end of your tenancy need to be completely justified and you have the scheme offers a free mediation and dispute process if required.

Safety

All properties are kept up to date with landlord safety certificates. Student properties are categorised as Houses of Multiple Occupation (HMOs) five bedrooms and above. As such they are legally required to adhere to more stringent safety checks. These safety checks include:-

  • Landlord’s gas safety certificate (carried out every 12 months)
  • Portable appliance testing (PAT) (carried out every 12 months
  • 6 monthly fire safety inspection certificate
  • Electrical safety certificate (Carried out every 5 years or less)

Maintenance

You will have a dedicated property manager to ensure that all maintenance requests are dealt with efficiently. We have an online reporting facility called Fixflo including the ability to send pictures of the issue directly to us.
